Research 'the key to successful property investment'

Individuals looking to make a currency transfer from offshore accounts in order to invest in student property in the UK have been advised on how to be successful.

Director of Easyroommate.co.uk Jonathan Moore explained that "research, research, research" is the key to creating a profit-making portfolio.

"When choosing a location, considering the top performing universities is a good place to start and whether you want to manage the property yourself," he stated.

It was noted that once a city has been selected, the next stage is to find potential houses that are situated near to the university and campus.

Mr Moore commented that students will always first look for properties as close to where they are studying as possible before searching further afield.

"Those homes in close proximity will do better than those in the far flung reaches of a city, or those without easy transport," the expert remarked.

It was noted that student demand is always likely to be high, with investors seeing a regular income year-on-year, while undergraduates are often willing to live in a less attractive establishment.

Mr Moore claimed that a flat share option among a group of students is less likely to cost a landlord extra money in maintenance, as youngsters will not expect "as high a spec interior as most professionals".

He added that the appeal of cheaper rent means undergraduates anticipate having to live in a less desirable property, where as those in employment may demand decorative work to be completed more often.

These are all factors that those looking to invest in housing should consider, Mr Moore remarked, including whether or not the owner wants to pay an agency to look after the upkeep and finer details of rental agreements.

Elsewhere, property letting expert and owner of LettingFocus.com David Lawrenson recently commented that buy-to-let is a profitable business to be in if individuals know the market.
